If you get a Schwab mortgage you are working with Quicken/Rocket they handle all of Schwab's mortgage business.

I think the biggest obstacle is local government; they only want high-value properties in their area, mostly because of higher tax collections, but also to avoid all the costs and headaches that low-value housing brings (that NIMBY thing) like crime, classroom disruptions with kids from poorer families and generalized disrespect for rules, regulations, laws, and common courtesies. My county does it.

I suppose the skyrocketing housing costs have spawned the tiny home movement. I have owned my home (along with the mortgage company, with whom I refinanced it in 2021 at a lower interest rate) for 16.5 years, but if I could find a somewhat smaller, affordable home in a safe neighborhood nearby, I would downsize again. That doesn’t seem to be a viable option, though.

Have owned two modular homes with exceptional quality, no problem with mortgage either. I think acceptance is increasing. I really believe it is the way of the future. I had 2000 sq ft for both, no problem selling either.

I’m so blessed to be a young Gen Xer(46). We’re sometimes referred to as Xennials because we’re closer in age to Millennials than older Gen Xers or Boomers. I was lucky enough to land a job that has a pension and a 401k with a 6% match. Based on my calculations, my pension and social security should be enough to make up for the majority of monthly income when I retire. I still actively invest in a 401K because inflation has showed me that my current pay likely won’t cut it when I retire in about 16 years. I invest like a paranoid Millennial(despite being a Gen Xer), even though I’m blessed enough to have retirement benefits that resemble a Boomer.

Just a reminder on the different on the generations and years.
Generation Alpha is early 2010s – mid-2020s

Zoomers/Generation Z is 1997–2012

Millennials/Generation Y is 1981–96

Generation X is 1965–80

Baby Boomers is 1946–64

Silent Generation is 1928–45

A cheaper housing alternative is a tent ⛺ sadly that is the case for alot of homeless people. I don't believe theirs any other that's cheaper then that 🤨

Not to be cruel, but regarding the sign up bonus catastrophe, did she read the contract? It would have stated what the terms were. Also awareness is key in these situations. When changing jobs you need to prepare yourself that you may not like the working conditions and will not remain there. My guess is her eyes only saw the $30k and did not pay attention to anything else.

Take picture and video on pickup and email it to the branch manager or agent. Digital time stamp that's tough to argue with. Circle check every vehicle you are unfamiliar with. Check oil, belts, coolant , windshield wash, brakes, body, lights, safety equipment, etc. Your life may depend on it 😊.

People who only have Social Security income upon retirement can live very well if they move to Latin America or Southeast Asia. You are not doomed to live where you were born. A lot of your friends and family won't understand, but there is no need for you to live in poverty.

I'm 1963 baby boomer I never got a pension Never really got a lot of money to invest to put into a roth, Start it working out as waitress for $2.65. So, the gen x has it rough but so baby boomers at the end their soc sec will be higher

Those subsidiary programs are strictly for people that are welfare and section 8. It's ridiculous, they encourage you not to work. They need to start helping the middle class by that. I mean people making 30,000 to 75,000 When internet came out, it was supposed to be totally free. But lobbyists won and they gave them to corporations

What I've heard about the modular homes is that it ends up costing still a lot of money. A lot of cities don't allow it. There's too many regulations on it and by the time you pay for all the hook to everything it still becomes expensive. I don't know i've been doing research on it Don't give up right to your city council members write to Congress. It needs more attention cause you're gonna have heavy lobbies going against it if we all banned together

I am a Gen Xer. I think the main problem is that we don’t teach kids in school about finances and investing from an early age. The schools could help students set up retirement funds from an early age. Schools should also help high school students transition into the workforce. When I was in high school in the 80’s, the trades were frowned upon. These jobs still offer pensions today and pay very well, yet in high school, all they pushed was college, which is not for everyone. We can only do what we can now and teach our kids about finances, so they can be better prepared for the future.

Alway narrate a video, in/outside of rental, especially the windshield, tag, fuel and mileage.

We rented from Ent.. a month or so after return, we got a letter indicating they were going to charge $750 for a micro chip on the windshield.

We provide photo/video of chip along with note from mrg indicating existing damage. Never heard from them again.

I saw this economy coming the day the election was stolen. Bought both kids houses. Why wait to give them inheritance later when you can get 20 years invested in their real estate. Good tax write-off too.

I had polybutaline in my 1988 Travel Trailer. I was second owner. I never had massive leakes but i replaced the connections on the ends at every location along the way. But i did not know due to under covering that I had a small leak, probably at a joint.

This unit only traveled 3 times. It was a fulltimer stationary unit. One day I decided to relevel the unit. Thats when the changes caused the unit to break through the frame. I had to replace the entire unit. Water had been just enough to keep the insulation wet and hidden due to the under liner.

The leak was discovered when the unit was moved and the underliner was separated exposing the issue. Had there been no leak, the unit was almost like new inside. Lost because of the piping.

Anyway new unit is pex and the way the lines are run because of the layout, any leak if ever will be discovered nearly instantly. That is possible due to center kitchen and bathroom right beside which is also were water enters. The lines for bathroom, washer/drier tub and bath sink can be seen in the basement storage. The kitchen lines all run above floor under cabinets next to wall.

I plan many more years in this. And as you stTed in video. 340sq feet, warm climate. Perfect for single person.

This is excellent information I will say I’m 65 years old. I’ve been a widow for 30 years my situation is not like other people I don’t have children. I worked a full-time job for 45 years straight in my life. I worked at one job for over 30 years, and I have a pension coming from that, but I will tell you that I have watched over the years people as they get to be closer to 60 years old are still discriminated against and they will do everything they can to push those people out of their job because they can go and hire a younger person and not pay them as much per hour. Yes, there are laws against it but nobody really seems to care anymore anymore.
A lot of people, I know in this age bracket have not been able to afford to save because of the economy. They were pushed out of their job for whatever reason, and had to change jobs over and over.

My mother spent every dime she had, so that has made me frugal. At times, we had bread and water for breakfast for a couple of days before payday. I realized that one day I would be old and it was up to me to start. So, that is what I did! I didn’t make that much money, I did save through the years.
