Real Estate in Batumi is a mosquito waiting for a windshield ! Supply and demand is totally out of wack ! 50K USD is for an unfinished "black frame" apartment ! You have to add an extra 500 dollars per square meter to make it livable. Don't believe any numbers they throw at your face. The beach is rocky and unattractive. The Black Sea is much colder than the Mediterranean and much more polluted. The weather is generally not great.


Don't confuse Batumi with Miami, Southern Spain or some nice warm sandy beaches much farther south in Turkey.

Real Estate is known to be an illiquid asset. In an emerging country like Georgia it is VERY illiquid. Good luck getting your money back when you want it...

As a internet freelancer or digital nomad however Georgia is a great home base with more low cost airlines linking the country to the rest of Europe. It is quite safe and laid back and you are not taxed on any foreign income.
