We may also see Gurgaon as Blue chip while Noida in selected segment may be multibagger.
Do you know that कुशीनगर near Gorakhpur has an international airport but that is almost dead...koi flight nahi उड़ती hai.....and no advantage to the people who invested in कुशीनगर.....already price has gone down in Yamuna expressway

Real estate did shoot in last 30 years due to exponential increasing population. Its not the same now. If you are taking reference from china then china is plagued with ghost cities also

4. More than 20000 crores builder dues to authority.
5. 80 percencent offices in nodia is vacant.
6. More than 25000 broker working in noida who inflate noida market and make bubble in market.
7. Rera is a joke to buyers.
8. Broker always talks upcoming launch property in noida market to make bubble in market. Always ask for eoi.
9. Poor government ( up )
10. I don't see any appreciation on ready to move projects in noida market.
11. In every society more than 25 percent residence are broker. out of 100 office in noida 75 percent office in noida are broker office.
12. 90 percent Broker in noida dont full knowledge about the project which they sell.
It seems whole India development is coming on yamuna expressway only, it is such a big area that it will take decades to develop. Noida is good but don't misled about yamuna expressway. Australian, American, Korean or Japanese cities are big market gimmicks. I know about yamuna expressway area since 2010, its current condition is like Gurgaon of 1990.

ОтветитьAt least try to understand real estate before commenting on a particular city's investments. Sonipat has major development to come in next 1 year- 30 minutes road to airport /Maruti asia largest passenger vehicle plant/ top colleges IIT, IIIT etc. to become operational full fledged.

ОтветитьAgree , Gurugram main to builder aur broker loot rhe hai . Log yahan par settle hone ke liye aate hai lekin Gurugram ki living of cost dekhar 1-2saal main chale jaate hai . Salaried employees can’t afford house in Gurugram. Agar Gov main kuch AQI par control Kar liya definitely Noida would be top liveable city in India .
