Just thinking out loud how about fitting a French drain the length of the tunnel, fitted underneath it will naturally drain the water. Even though you are part way it could now drain back to a sump pump for the rest you dig out.

Put the conservatory over the bunker. Then in the future....

I would have put in a plan which had lots more than I wanted when it gets knocked back Your able to remove stuff and then you will end up with what you wanted.

Have they looked at the second lot of plans? the bunker bit looks very close to the surface to me unless, you are stating that it is going to be a patio area or something, that flat roof/patio area will be a problem too for for holding water and the strength unless you are putting some I beams/RSJ's in to support it.

Having worked in county planning, back in the day. what you actually need is a briefcase full of money, when you go to your planning meeting. Seemed to work for all those no way in hell are they going to grant planning for that meetings. Some how the money seems to make issues just go away. A fair few staff left due to this kinda behaviour.

Label the tunnel as a service tunnel or just delete it from any plans you submit

Put an application in for a 2 story grey block monstrosity with a 2ud floor loft extension. And change your name to something more exotic and inclusive.

just put a wooden Pergola where the rest of the extension was in the same shape as the extension, they can't do anything if it is a "temporary" wooden structure

Your original plans looked absolutely fine and it's hard to see what's not in keeping with the rest of your building. If planners could only look at themselves and see some of the mess they've made with public roads and housing estates, then maybe they'd be more amenable to a private person just trying to upgrade his own property.

Of course its a power thing. They're happy to allow acres of greenbelt to be built on for housing estates but you can't put an extension on your own property! They're a bunch of wank stains.

I grew up in construction and especially remodel. Planning is never your friend. It serves a purpose to an end, but for enthusiastic inventors like yourself it will always be 10 steps behind you.

It's easier to ask for forgiveness than it is to ask for permission.

Planning are a law unto themselves - they allow something garish then refuse something similar or better next door...must be lots of brown envelopes going around!

I’ve always found planners quite reasonable if you can actually get to talk to them rather than it being a sheet of paper on a desk.

Power trip after power trip, you own the home and the land , or am I wrong , I guess in the uk the government own everything you just lease it even if you own and pay tax on it, only thing I can say is take them to court .

I'm pretty sure the great escape is so deeply engraved into British DNA that the only thing stopping all of you guys turning into human gophers is the lack of means and council approval.

If it keeps on the same pattern as the other guy, you'll be planning an underground garage for your ferret armored car by the end of the year 😂

Shorten it until they give the rubber stamp. When you build just add a few or twenty feet. No one will ever know.

With the digger you have, why don't you have 'rooms' down there. These could be small 'containers'

Planning Permission woman given yet another opportunity to ego trip because shes an under-achiever. When she says the building isn't keeping in line with the existing one, ask her how it should then be? She will reply with a don't know, meaning no clue what is or is not keeping in line with the existing building!! When you're dealing with government and its little minions that's when you encounter all the BS congealed in one place.

submit the second gen, build it, than after that submit the first gen again to extend the first. Seems crazy but they will authorize this way.

They do the same thing in Australia. you have to submit your plans for a 2 foot by 2 foot dog house. And it must be 2 foot away from fence. etc.

Hope all goes well with resubmitted plans. Just found your channel through Furze's great escape video and Im enjoying every second if your content! So keep it up and dont let anybody stop you.

Btw: here in Sweden it can take years even to get the planners to look at your plans. So atleast they are quicker in your country

The council is just a city wide HOA.

Asking those people for "permission" to live your own life gives them a feeling of superiority and puts them on a fuckin' power trip.

Modding is life.

Planners just being awkward, your plans seem perfectly fine, you matched the materials. It's not like you've stuck a great big carbuncle on the side of the house, seems perfectly in keeping with the existing structure. You might have to delay works, but just tell them you'll take it to appeal if they won't see sense, probably focus their minds.

Council planners are the worst. Sorry but they seem to be on a power trip and it their mission to inflict their will on everyone

It’s definitely abuse of power, someone was probably bullied as a kid and is now venting their sadistic lusts on you. They should provide solid reasoning backed by someone who’s studied law!
