Welcome to Governors Land at Two Rivers, the regions only resident-member owned residential country club. Governors Land is made up of 733 custom built residences on 1400 acres of land, 60% of which is dedicated green space. This includes 200 acres of shoreline, a wildlife sanctuary and 10 miles of hiking trails that weave through the community.
The homes in Governors Land were built between 1991 and 2023 and range from about 2500 square feet to 10,000 square feet, though there are a handful of homes outside that range. You’ll find Colonial, Federal, Georgian, and Cape Cod style homes intermixed throughout the community, where home prices in the past year have ranged considerably. With sales starting at $650,000 for one of the smaller, older homes in the community, to over $3 million for a beachfront estate, and just about every price point in between. It’s currently late 2024, so of course home values are subject to change, so be sure to check in with me for updates.
While the homes in Governors Land are absolutely beautiful, living here really is just as much about the lifestyle as it is about the homes. As I mentioned earlier, Governors Land is a private, member owned country club community, which means that when you purchase a home in Governors Land, you also must purchase a country club membership. As club members, every resident has full access to the pools, tennis and pickle ball courts, bocce ball courts, restaurants, social clubs, hiking trails, and the beach. Because of this, the type of people who tend to be attracted to living here are overwhelmingly active people, who enjoy engaging with their community. Of course, if that’s not you, that’s ok too! Golf members have exclusive access to Two Rivers Golf Course, a Tom Fazio designed par 72 course, which is regularly ranked among the top 10 in Virginia.
Now, if you’re not a golfer, but you do want to get involved with clubs, you’ll have a whole bunch to choose from. They offer Art Classes, Ballroom Dancing, Card Games, Group Fitness Classes, Kayaking and Paddle Boarding, Wine Society and many more. If you’re coming from another area, and want to meet people who share your interests, the clubs at Governors Land are an amazing way to do that.
The marina features 78 boat slips ranging from 25 to 55 feet. There is an additional $3000 to $8500 initiation fee, depending on the size of the slip, and then you’re billed $6.93 per foot, per month. Dry storage is available on site for just $400 a year, and that is actually billed through the HOA, not the country club.
The population of Governors Land is made up of about 1/3 families with children, 1/3 working couples, and 1/3 retirees, so no matter what phase of life you’re in, you should fit right in.
For those of you with children, Governors Land is zoned for Matoaka Elementary School, which widely considered among the best elementary schools in Hampton Roads, Hornsby Middle School, and Jamestown High. If you’d prefer private school, Walsingham Academy, is ranked as the #2 Catholic School in Virginia according to Niche.com. Other great options in Williamsburg include Williamsburg Christian, Providence Classical, and Williamsburg Montessori. Many Williamsburg families also send their children to Hampton Roads Academy in Newport News, which is where my daughter went to kindergarten, and we had an amazing experience there.
Club membership fees are broken down in the links above. Additionally, 2024 HOA dues of $950 per quarter are collected, and there's a one time transfer fee of $1900 (equal to 2 quarters of HOA dues) and a $70 post closing fee. Dues are subject to change on a yearly basis, so be sure to check in for updated fees.
