Charlie Munger, Warren Buffett's business partner, has raised a warning flag regarding the state of the commercial real estate market in the United States. Munger's statement suggests that there are major issues that can lead to a crisis similar to 08 and 09.

Unlike the previous crisis, which mostly affected residential properties, the current worry is focused on the issues confronting owners and investors in commercial buildings, notably offices. in the 2008 and 2009 crisis, it was mainly the residential real estate sector, which took a significant hit. Homeowners faced foreclosure, property values declined, and the housing sector overall suffered. Fast forward to the current financial crisis, and the picture has moved to the commercial real estate sector. The emphasis is currently on properties that serve corporate needs and also shopping malls which are on secular decline.
