We WERE there with the inspector and guess who else was there? The owner of the house to distract from doing a thorough job. He MISSED the fact the hot water wasn’t sufficient enough for the house and upon final inspection we walked away. The owner THEN had to get a 50 gallon water heater installed by a licensed company lol

If building a house, make yourself the role of the builder. This means interacting with the contractors on your own, then you can follow up with the builder. I never saw my builder came out during my rurally construction, except if there was an issue I bought up.. or he needed and answer from me.
* Know this, a contractor will take a shortcut if it saves them 10 minutes, knowing that the shortcut will cost the owner 1000s or tens of 1000s down the road...it's their nature.***
The framing and foundation phases are critical...these things go fast... and and are more costly to fix problems if not acted on quickly. I found a number of issues that needed resolving. At the start, the builder asked me not talk to the contractors but only to him. Problem was, he was never there. One critical framing issue I saw that had I not found it, would have costed (them) major because they were about to put the roof on.
Also, know that the inspectors' duty is to keep things moving with the bank. Banks stay away from inspectors who find lots of building issues. Again, make yourself the builder and inspector and control the fund dispersements to the builder...don't let the bank unilaterally act on your behalf on this.

I always tell friends and family wait for rain before you go looking for a house to buy, because water will discover everything wrong with the property.

This is why I like the VA Loan. They inspected the crap out of my parents house. My parents were denied 3 houses they were looking at because there were issues the seller didn't want to fix because it was too much. So they would move on since the VA Inspector wasn't going to sign off on it. In the second house they were looking at, they brought their own inspector to check before the VA Inspector came. The VA Inspector came and they tried to tell him that everything was in order. All the man said was that, he doesn't care and he has a job to do. He found so many violations at the end and even called the state themselves to report the inspector for lying and approving a build that wasn't up to code. My parents left that day and the builder was super pissed.

I sold my "really nice house" and got myself one build in 1920. Love my super old house, even has a secret room, plus what used to be called a horseless carriage building, (garage for the first cars in the market). I got a lot of money for my previous house because I bother to check it out and found out the entire outside had issues with the shingles. It was still in warrantee (which lasted for a year), didn't mention it to my nasty neighbors. A windstorm came after the warranty was gone, mine was the only one still with shingles, lol. (They should have been nicer.) You cannot trust new builders. My old house is still great, Home Depot, taught me how to fix it on my own, years ago.

Friend of mine bought a 1.2 million dollar home. Went through 5 inspections before buying. Had countless problems after moving in - got another inspector outside of the bubble of the realtor. The new inspector told him the house isn't safe to live in and reported it to the county. County gave HIM 3 months to make the necessary repairs to the BRAND NEW house. He couldn't afford the repairs after just dropping almost everything on the home. Condemned. Still there with a "not safe" sign on the gate. He's been in court for 3 years with the realtor. It has completely ruined his life. He's almost definitely not getting any of his money back.

That builder will no longer be in the area. In fact, that builder is long gone period so how will she get her money back, right. But she should sue the county for allowing this "builder" to build this house without a license and the county has deep pockets! This kind of crap goes on all over the country and is a disgrace but there you have it. Trust no one.

We hired an independent inspector for each home we looked into buying. We were there with him all three times until we bought the house we have now. So glad we did.

genx here. i cant wrap my head around the fact that people are so ignorant about the products they buy. if you drive a car you should have a good working knowledge of cars. if you buy a house, you should have a good working knowledge on how houses are built. im not saying be a mechanic or structural engineer. its like sending people into autozone for blinker fluid. it should be impossible for any normal human to be so ignorant they dont know the most basic of things.

You can wipe your butt butt with those warranties but I did get a home warranty through my realtor and I kept it afterwards for the same price and it was $100 deductible they fixed a lot of things here and it was worth every penny, but mine is not a new home. It was built in 1963 and yes I had an inspection. This home had good bones. I had to put a new roof on my son did that. He's a contractor. We gutted the inside. Looks beautiful to this day. Had to get a new furnace which the warranty company paid for. I had to add $700 to it because my firebox was cracked and I'm glad we found that out and we could have been killed by carbon monoxide poisoning so it worked out good. This woman must be talking about the warranty on the new home. Two different animals we're talking about

Get title Insurance and a home inspection before you close. My spouse and I did both it cost appx 2k back in 2002 it saved us on a few unpaid construction bills the GC forgot 🥴 to pay and a few issues that were found and fixed before the closing. All and all the home was built well!

So glad for my block built 35 year old home, rebuilt in 2004 after 3 hurricanes in 6 months. when I bought it I hired a termite inspector for my mortgage and was required to pay for it and he told me that there was no evidence of current termite infestation and no evidence of prior termite infestation. Well my termite detection dog went right in after him found termites in the garden around the pool area and Lanai and the block along the side of the garage as well as uncovered the little circles up along the foundation where it showed there have been prior treatment as well. Termite inspectors and home inspectors can be absolutely useless when ordered by a mortgage company from their little list

I live on the Gulf Coast and we have a ton of D.R. Horton homes here and they are TRASH!! They built some condo home right by the beach a year ago, and most are already back on the market! Notorious for cutting corners and not fixing issues!!

If you dont like the 7% interest rate dont worry about it, because your buying well within your means and your gonna pay that 30 year mortgage off in 20, or preferably that 15 year in 10. And your gonna grind hard on that principal immediatly

The same thing happened in santa fe nm. A known nonprofit homebuilder built homes on county land with septic tanks. All of the septic tanks caved in and those poor people were liable to fix it as the builder used his lawyers against the the people threatening them all with lawsuits. Sad to see that a builder could influence and dictate the City and County opinions and go against the vary constituents that elected them. Looks like a kick back to me 😮

It only takes 2 people to file a class action suite! And you have 10 years on a brand new home! The builder is responsible for the first year to fix anything! Complain and then call a class action lawyer!

Real simple way of spotting a turd home, look at the roof and what they used to roof it. If they used slate or clay tiles you are on to a winner, you have a roof that will last you two lifetimes, and it was built by people who probably knew what they were about and what they were doing. That house was well built solid because that is some weight it is carrying. If they used Aluminum sheeting or imitation slate, these are okay, not number one but a good choice, it is probably a winner. Now if they roofed the house with Asphalt Shingles, beware, they cut some corners, they used the cheapest nastiest, most horrible, most fire prone and shortest lifespan roof, I would not build the doghouse with Asphalt Shingles. Asphalt is a roof that does not last, 8-15 years is a good estimate depending on climate, if they used three quarter Plywood good, if they used OSBoard then that is a very bad sign, they cut corners to the bone.
I guarantee every one of these terrible homes was roofed with ASPHALT SHINGLES...As soon as you saw that roof you do not even get out the car, just continue driving.
