One of the things with warehouse AC is that climate control requires a relatively closed system to move the heat out of the space. If you're in an environment where the bay doors are going to be open most of the day for loading/unloading trucks, it can be better to just keep air flowing through

He didn't even get to the best part of commercial leases: Personal Guarantors. You know that thing of corporate protection/separation of liability where if your company goes bankrupt it's not your liability? WELL... turns out anymore, especially for new businesses, most commercial landlords will ask you to sign on to guarantee the lease to a certain degree against your own personal finances. It's basically impossible to get a non-personal guaranteed lease if you're just starting out as a business, which take a gander how that encourages new small businesses starting out
