Hi Susan =) You have brought up the USDA loan a few times lately, I applied and was approved at one time (did not use it), and wanted to let folks know a few things about it. (1 The home does NOT have to be in the country or have acreage. The USDA considers any home in a small city of less than 35,000 people to be rural. (2 This is THE important part and why I didn't end up using it. The home has to be up to EVERY current code. IF the home is not up to code, every little thing that would get it brought up to code has to be rolled up in the loan and taken care of within a certain amount of months (I think 6 if I remember right?). This makes older fixer uppers problematic. They nitpik things like GFI outlets and the amount of feet the gutters are from the house etc. I wanted a fixer upper I could fix over time, but they would only approve it if everything was fixed immediately adding much cost to the deal you thought you found.

I would love the 20 acres in Falkville! My son lives in Madison/Huntsville and I wish I could buy a property to park an rv(house doesn't need to be liveable that way, but would have utility hook up maybe?)be a snow bird and spend time with my boy!

Went fishing in Alabama last year and was surprised at how few areas has wifi. My friends living there used a dish service that was slow and unreliable. They've switched to a star link system much faster and more reliable. Don't expect to find wifi outside cities if moving there.

I live in Anniston,Al. We moved here from Michigan 15 years ago when our children were babies and have been here ever since. We bought a 5 bedroom, 3 bathroom Queen Anne style home here for $200,000 that would have cost $500,000 or more in Michigan.
We will never move back up north. I highly recommend coming to Alabama to check it out🥰

For $54,900, the House, I would think, would be TORN DOWN!!!! But with 20 Acres, you could EASILY put on a Tiny Home or Build!!!! The Second Home, for $145,000 looks as if it has potential. Don't know what's going on with the Windows though. 12 Acres is a nice Parcel, that's for sure!!!! The Kitchen is a MESS. Not sure about the Kitchen Floor either!!!! And the Bathroom, yeah!!!! MANY ISSUES with this place, that's for sure!!!! The Third House at $90,000 is the CLEANEST and NICEST of the THREE!!!! DEFINITELY do some work with the Bushes and ALL of the Exterior!!!! 3 Acres is nice. The Fourth and LAST HOUSE is SOOOOO PRETTY!!!! LOVE THE STONE!!!! At $149,900 The Kitchen is Nice. NOT CRAZY about the Kitchen Floor!!!! And don't like having a Washer and Dryer in the Kitchen either. I would remove the Paneling in the Livingroom, as well as the Carpeting. In fact, MOST of the Carpeting would probably be replaced!!!! The Barn is GREAT!!!! And I could see ALOT of Cook-Outs with that Patio!!!! The Pond is GREAT too!!!! The House is a bit close to the Road, however. Thanks Susan!!!!
