ОтветитьIn California it is because of regulations like it cost about 50k per entry level home that goes to taxes and code enforcement.
ОтветитьMaterials are too expensive so builders profit margins are much smaller on lower to middle class homes. It’s also more difficult to get loans from the banks and the interest rates are outrageous. People also don’t have enough money for down payments because our economy sucks right now!!!
ОтветитьNo one build starter homes anymore! Every single person is looking for a home once at least three bedrooms and two bathrooms. There are so many homes available today that are two or three bedrooms with one bathroom, which makes the entire house much cheaper. Who builds a basic ranch anymore? No one!

ОтветитьIt's not because of investors buying homes, or because of interest rates or even cost of materials. It is simply greed of the builders, they do not build any starter homes. Every new single family home that is built is a 4,000 square foot monster of a house that sells for $600,000 to $800,000. The average first time home buyer can't afford a $4000 a month mortage + town tax+ home insurance +utilities. If they built modest 900 square ft homes that people could afford even with the higher interest rate that we currently have, we wouldn't be in a housing crisis.

ОтветитьThere might be a silver lining to how gen z has replaced religion with politics. Unlike religion, politics actually matters. And a generation of people who are aware, conscious and paying attention to the issues are also people who can get organized and take serious action to get things done. What gen z needs right now is a leader who can galvanize and direct that energy in a productive and effective way. In his book the 4th Turning Is Here, Neil Howe writes, “social progress requires social discipline.”
The world we live in, both its good and its bad didn’t happen by accident. It happened by the concerted effort of people generations before us working towards a goal. Progress is not inevitable, it must be worked at consistently little by little every day. That’s the thing the liberals took for granted in 24. We got so used to seeing win after win stack up over the past 80+ years we took it for granted. In my lifetime gay marriage and weed have both been legalized and gay couples are now finally allowed to be out in the open as fully participating members of society. But I wasn’t there for the dark days when things looked hopeless to the marginalized people of the time. I wasn’t there for the Stonewall Riots, I wasn’t there for the Jim Crow era. For me as a millennial these events were things we learned about in history class that happened a long time ago. I wasn’t part of the generations of people who came before me and did the hard work of setting the wrong things right, but I got to enjoy the fruits of their labor. I got to see the first black president. I got to see gay people become openly accepted in society. I got to see weed legalized. All of this took decades upon decades of hard, steady and disciplined work done by good people who saw there was something wrong in the world and decided to do their part to change it. We took that progress for granted and treated it like a boulder rolling downhill, but that’s not how it works.
We forgot that social progress requires social discipline. Hopefully gen z remembers that in time to do something.
My landlord just sold 8 houses to an LLC then they raised all the rent double! Now I’m staying at campsites for the time being
