Regardless of the legal implications, text streams quickly get completely chaotic and finding anything after the event is a crapshoot at best. Email has a proper and easily managed audit trail, whereas texts do not. I've bought and sold properties where the realtors have used text exclusively (often expanding or changing the recipient group) - which means you end up with many different threads containing all kinds of critical info (and attachments), and searching texts is woeful at best. Just STOP IT!! If you can compose a text you can type an email and make everybody's life so much easier. Sadly, many realtors don't care a whit about their clients and do whatever's easiest for them. 😡
